RTU Air conditioning replacement
When is it time to replace a rooftop unit vs. have it repaired? While we can fix just about anything, it doesn't make sense to invest in a major repair when the unit is near the end of its life. Major problems could include a rusted heat exchanger, a burnt or locked compressor, or a leaky evaporator coil. We also see many exposed rooftop unit that have sustained heavy hail damage over the years, greatly reducing their air conditioning capacity and efficiency.
It's not all bad, though. Replacing a commercial HVAC unit comes with serious tax savings. Through the Coronavirus Aid, Relief and Economic Stability (CARES) Act, as the Tax Cuts and Jobs Act (TCJA), your heating and cooling unit replacement may be eligible for Section 179 deduction or bonus depreciation. While you're talking to your CPA about this, ask about partial disposition. Depending on when you purchased the property or last replaced the A/C, you may be able to deduct the amount of the unit that has yet to be depreciated.
What brand of RTU is best to replace your commercial HVAC system? In our opinion, the reliability and longevity of most commercial brands is very similar, unlike the residential market. Most rooftop units are built to meet the minimum specs of an architect, and commercial building owners are not looking for "bells and whistles." Due to ductwork and curb configuration, it is often best to replace an RTU with the same brand and model, saving the cost of a curb adapter.
